Standard Finishes
All metal finishes throughout home shall be Brushed Nickel (including but not limited to: door knobs, cabinet knobs, door hinges, cabinet hinges, faucets, light fixtures, fans, all bathroom hardware, etc).
Cleaning – Full Deep Clean
GC to confirm FINAL CLEANING date with FS prior to completing. Thorough, professional cleaning of the entire interior. Cleaning should include, but not be limited to: walls, baseboards, windows, window sills, blinds, HVAC vents and returns, bathroom exhaust vents, floors throughout (vacuum, sweep, mop), general bathroom and kitchen, cabinets inside and out, shelving, appliances (inside, outside, around and under), fixtures, ceiling fans, utility closet areas, HVAC units, pans and surrounding areas, water heater and surrounding areas, attic should be free of debris, etc.
Gutter Clean Out
Clean out gutters single story. Clean out all gutters, downspouts, downspout extensions, and remove all debris off roof. Qty: 1
Landscape – Whole Home
See individual section (Front exterior, Left exterior, Rear exterior, Right exterior) for details. All related debris from trimming, removal, etc. shall be removed from property/yard completely.
Large Yard
GC to confirm final mowing with FS prior to completing. Mow and edge entire lawn front and backyard after final punch. Blow all flat surfaces. Qty: 1
Paint – Exterior Touch Up
Paint siding, fascia, soffit, and trim. Includes pressure washing, scraping, caulking as needed throughout (GLA only).
Colors: Siding HC-81 Manchester Tan Eggshell or Satin Finish, Front Door and Shutters SW 6258 Tricorn Black Eggshell or Satin Finish, Trim White Eggshell or Satin Finish.
When house is in an HOA area, please match existing color only if required by regulations.
Needed where siding needs to be replaced around the bottom of the house.
Paint trim where needed to match existing color.
Pressure Wash
One-story house: thorough, professional pressure wash entire house including mailbox, siding, trim, windows, gutters, and downspouts.
All flat surfaces: thorough, professional pressure wash including driveway, walkways, patios, decks, retaining walls, and mailbox. Qty: 1
Top Out Package
Replace all lightbulbs throughout house, no matter if they’re good.
Install doorstops (use baseboard style when possible).
Ensure light bulbs match within each room.
Replace HVAC filters.
Replace blank outlet covers.
Convert all cable and 1 phone jack to blank plates.
Replace damaged or discolored switch/receptacle plates.
Replace dead/low batteries for smoke and CO2 detectors as needed.
Water Heater Package
Install Rheem 50 Gallon Tall 6 Year Natural Gas Water Heater (includes drain and pan).
Install new expansion tank.
Install stand.
Repipe.
Install Yellow Flex Pipe and 1/4 Turn Shutoff.
Install drain pan under water heater.
